From Rural Japan to Your Home: Explore Japan’s Regional Flavors – Japan
7 min readUncover the Unique Benefits of Rural Japan for International Investors Seeking a Fresh Start
With the world rapidly changing and uncertainties growing in various sectors, more people are considering a shift in lifestyle, career, or even residence. Japan’s countryside offers a unique opportunity for international investors, providing both freedom and stability in a nation that values tradition and community. Japan’s “akiya” properties—vacant or abandoned homes, often in scenic rural areas—are an appealing option for those looking to embrace a new lifestyle. However, successfully investing in these properties requires an understanding of Japan’s real estate landscape and smart planning.
Why Akiya Properties Are Ideal for a Fresh Start
Akiya properties offer more than just affordability; they present a pathway to a different kind of life—one focused on peace, simplicity, and a deeper connection to nature. Japan’s rural areas are rich in cultural heritage and provide a slower, more intentional pace of life. With growing interest from foreign investors, akiya properties have emerged as a gateway to freedom for those willing to adapt to rural Japanese culture and embrace a simpler lifestyle.
Contrary to popular media, quality akiya properties aren’t “dirt cheap.” The most desirable, move-in-ready homes typically start at around $150,000. While still affordable compared to urban real estate markets worldwide, it’s essential to approach the purchase with realistic expectations about pricing and the condition of these properties.
Benefits of Investing in Japan’s Akiya Properties
For international investors, buying akiya properties provides a range of benefits that go beyond just owning a house. Here are some compelling reasons to consider making an investment:
1. Affordable Real Estate in a High-Quality Market
While quality akiya properties require an investment starting around $150,000 (I’m really gonna drive that point home), they are still a fraction of the cost of urban properties in Tokyo, Osaka, or U.S. metropolitan areas. Japan’s stable economy, low crime rates, and quality infrastructure make it an ideal place to invest, especially in areas where property values are rising as interest in rural living grows.
2. A High-Standard of Living with Fewer Stressors
Rural Japan offers a level of peace and tranquility that’s hard to find elsewhere. Imagine living in a place where healthcare is affordable, communities are tightly knit, and nature is within easy reach. For investors seeking a high standard of living away from the constant hustle, Japan’s countryside provides an unmatched experience that focuses on health, well-being, and balance.
3. Immersive Cultural Experiences
Japan’s rural areas are steeped in tradition, offering an authentic cultural experience that goes far beyond tourist attractions. By investing in an akiya property, you’re not just buying a home; you’re becoming part of a centuries-old community. The customs, festivals, and daily rhythms of rural life provide a unique immersion that can be deeply rewarding.
4. Pathways to Business Opportunities and Residency
While purchasing an akiya doesn’t automatically grant residency, it can open doors to other opportunities. Many foreign investors are turning these homes into small businesses, such as guesthouses or creative studios. By establishing a business in Japan, you can potentially apply for a business management visa, a pathway that offers longer-term residency options for those invested in their new community.
Fortunately, we’re partnered with Haneda International, a legal firm that specializes in setting up new business entities for foreign investors and applying for a Business Manager visa.
5. An Ideal Climate for Sustainable Living
With an increasing global emphasis on sustainability, rural Japan offers a perfect setting for eco-friendly, community-focused living. From farm-to-table practices to off-the-grid options, rural Japan provides a variety of ways to live sustainably. Many akiya properties come with gardens, allowing for easy entry to self-sufficiency and environmentally conscious lifestyles that align with global sustainability trends.
Understanding the Reality of Akiya Prices
The allure of “cheap” akiya properties often appears in media, but the reality is nuanced. While some properties are nearly free, these tend to be in extremely remote locations and invariably require significant renovations just to bring them up to speed. For an experienced craftsperson, this may be an avenue to explore, but 90% of the time it is not, despite what you, an unseasoned buyer, may think otherwise.
For investors looking for a property that’s attractive, accessible, and move-in-ready, $150,000 is generally the starting price we recommend. You can always go higher, but anything below that and you’re all but asking for trouble. Even at that higher price than what is commonly (and erroneously) accepted, it’s still extremely cheap to San Francisco, London, or many, many other desirable locations around the world.
By investing in a quality property, you’re not only purchasing a home but also securing a long-term asset in a country known for its safety, infrastructure, and cultural value.
Getting Started: Tips for International Investors
Investing in akiya properties isn’t just about buying a house; it’s about integrating into a new culture and lifestyle. Here’s how to approach the process thoughtfully:
-
Do Your Research on Regions: Each region in Japan has unique characteristics. Whether you’re drawn to coastal towns, mountainous regions, or forested landscapes, research can help you choose an area that suits your lifestyle and goals.

-
Consider Community Engagement: Many rural Japanese communities appreciate and support foreign residents who engage actively in local traditions. Showing interest in the local culture can greatly enrich your experience and ease your transition.
Why Now is the Right Time to Invest in Akiya Properties
Japan is at a unique moment in its real estate market, particularly with rural properties. The Japanese government and local municipalities are encouraging the revitalization of rural areas, and there’s a growing infrastructure to support foreign investors interested in these properties. With a declining population and a wealth of vacant homes, Japan’s countryside is becoming an increasingly attractive option for international buyers seeking affordable, quality living.
By investing in an akiya property, you’re participating in a movement to breathe life back into Japan’s rural areas. This is not just about purchasing a property; it’s about contributing to the preservation and growth of Japan’s rich cultural heritage.
The Freedom to Build a New Life
For those open to change and seeking something outside the conventional urban lifestyle, Japan’s akiya properties offer a unique opportunity. They represent a chance to start fresh, surrounded by beauty, tradition, and a supportive community. While the process requires patience, respect, and commitment, the rewards are profound—a quieter, fulfilling life grounded in natural beauty and cultural richness.
If you’ve been considering a move abroad, why not explore what Japan has to offer? Akiya properties present a path to freedom that’s rooted in stability, tradition, and the opportunity to redefine what “home” truly means.
Updates
Matt at the Japan Real Estate Professionals Autumn 2024 Summit
I finally got back to collaborating with the Japan Real Estate Professionals (JREP) crew, and boy is it fun to be back. Recently, we held our now-annual (or is it bi-annual?) summit to a sold out crowd, and I took the opportunity to speak about… opportunity. Not so much financial – which we already hear a lot about – but rather lifestyle.
So if you’re interested in what rural Japan can offer you in addition to financial returns, get a *bunch* of ideas through the above video!
Changes to Pricing
Due to both increasing demand as well as changing dynamics in the non-standard real estate market, we’re adjusting our pricing guidelines to better serve our target niches.
Granted, I get excited about most of our updates, but this one is kind of special as it reflects how the market is evolving. This is great news for rural Japan, and we’re all totally stoked to support this vector.

Exploring Yamakita

A representative of Yamakita, Kanagawa – just north of Hakone – invited us to come explore the natural beauty and charm of the area recently, and we gladly accepted their offer.
The region has been on our radar recently for its idyllic and pristine landscapes – including views of Mt. Fuji – but for whatever reason we simply hadn’t found the time to make the trip. So we are doubly grateful to have been called out, because it is a truly beautiful area with countless real estate opportunities.
If you want to learn more about Yamakita or the surrounding area, get in touch and we can schedule a discussion!
Approaching the Tokyo Islands
Talking about akiya at local bars run by your friends is a great way to scare up new business. The most recent joyful happening was at Yggdrasil in Hiratsuka (with whom I (Matt) partner occasionally with to produce unique and small batch craft brews for my concerts via Kaala), at which I merely mentioned my recent interest in the Tokyo Island chain because of the ease of getting to Hachijojima by plane versus Shimoda by car or train.
The friend to whom I was talking immediately said, “Oh, I built their official website, tokyoislands.com,” which I had actually been aware and a fan of for a few years already. So I enthusiastically requested they put me in touch with the promotional team behind the site, and here we are already scouting akiya in the area and planning overnights. Follow our event calendar to get notified of our upcoming trip out to one of the islands – which one, we’re keeping secret!
Those islands, folx. Keep an eye out for them, and if you want to explore further, let us know!
