What we cover in this video: • Property-based residency updates The minimum property value to qualify for residency has increased to €150,000. We discuss how this impacts new buyers, existing owners, and long-term residents. • Company owner & executive director rules Company owners with 51%+ ownership and executive roles must now demonstrate at least €5,000 per year in tax payments. We also discuss current gray areas around which taxes qualify and how immigration offices are handling extensions during the digital transition. • Montenegro Digital Nomad Visa – Up to 4 years total (2 years + 2-year renewal) – No local tax obligation – Families can join the primary applicant – Must have an employment contract with a foreign company or your own company registered outside Montenegro – Freelancing alone is not permitted • Extended digital nomad options for IT professionals IT workers may qualify for longer permits (up to 6 years) under newer employment-based rules with simplified contracts. • Travel & absence rules for residents Property owners and residents may leave Montenegro for extended periods but must notify immigration to avoid renewal issues.
