Tbilisi is brimming with trendy boutique hotels, many of them nested inside historic houses with comely designs that pay tribute to Tiflis’ old-world charm.
Some occupy old Soviet-era factories and perfect the polished industrial aesthetic; others still are new builds that bring a fresh perspective.
Whatever your preference, and whatever your price range, Tbilisi has a gorgeous boutique hotel for you.
This list brings together 14 of my favourite small hotels in the city for 2024 – each featuring a sublime interior and terrific location, and highly regarded for its service and amenities.

Where to stay in Tbilisi
If you’re visiting Tbilisi for a short period of time and your main priorities are sightseeing and eating out, then I highly recommend staying somewhere central in or around Old Tbilisi.
Most boutique hotels in Tbilisi are concentrated around Sololaki, Vera and Plekhanovi (Marjanishvili/Chugureti), three of my favourite neighbourhoods that are all perfect for first-time visitors. Rustaveli Avenue and Mtatsminda is an excellent choice for those who want to be walking distance from both Old Tbilisi and trendy Vera/Vake.
Sololaki: Tbilisi’s oldest neighbourhood is close (but not too close) to the tourist hub. Apart from being walking distance from all major landmarks, Sololaki has a historic vibe and plenty of options for eating and drinking.
Chugureti (Plekhanovi/Marjanishvili): Located on the Left Bank, Chugureti is an old German settlement with fascinating architecture. Fabrika is the heart of Marjanishvili, with David Aghmashenebeli connecting the district to Saarbrucken Square and the Dry Bridge. The area closer to Station Square is an up-and-coming district with amazing cafes and bars.
Vera: Extending up the hill at the end of Rustaveli Avenue, Vera is one of the most popular neighbourhoods to live in Tbilisi because of its green spaces and wine bars. Stay in Lower Vera for access to the metro via Rustaveli Metro Station.
Rustaveli Avenue/Mtatsminda: Tbilisi’s main avenue starts at Freedom Square and goes all the way up to Rustaveli Metro Station. Some of the city’s most beautiful buildings are on this drag, including the Opera Theatre, as well as lots of boutique shops and restaurants. The side streets that lead from Rustaveli down towards the river (near Dry Bridge Market) are also great, while Mtatsminda district (the streets that run up the mountain from Rustaveli) boasts great views but requires a bit of uphill walking.

1. Castor & Pollux (new in 2024)
- Address: 45 Polikarpe Kakabadze St (Mtatsminda)

Launching in late 2023, Castor & Pollux is a new boutique offering in Tbilisi with some of the best views in the city. The location at the foot of Mtatsminda, directly behind Rustaveli Metro Station, gives guests a unique panorama of the downtown, with the Soviet-era Academy of Arts tower in full view and the domed Church Of Mikhail of Tver hanging over the terrace.
Rooms are minimal with a two-tone colour scheme and modern bathrooms. This place is all about the views, and every room category (with the exception of standard doubles) has a private terrace that faces the city.
There is no better place in Tbilisi for a sunset sundowner than the onsite bar-restaurant, 23.
The name Castor & Pollux references the Gemini twins from Roman-Greek mythology and is just about the only overt nod to Georgian history/culture that you will find – the property is otherwise clean and contemporary to its core.
2. Communal Sololaki & Plekhanovi Boutique Hotels in Tbilisi

With two beautiful accommodations in Tbilisi and sister properties in Telavi city in Kakheti and in Kutaisi, Communal is one of Georgia’s finest boutique hotel brands. Communal Sololaki and Communal Plekhanovi are both exquisitely designed in a way that pays homage to their respective historic districts.
Communal Plekhanovi is particularly wonderful with its onsite restaurants, Weller (cuisine from the Levant) and Craft Wine (elevated Georgian fare and natural wines).
One of Communal’s calling cards is an ultra abundant breakfast buffet spread, served sharing style. I have been lucky enough to stay at both properties and can assure you that Communal do the best hotels breakfasts in Tbilisi – hands down!
3. The House Hotel Old Tbilisi

Having opened in summer 2022, The House Hotel Old Tbilisi is an exciting new addition to the Old Town area. I was lucky enough to spend a few nights here soon after the launch and have returned several times. Read my detailed write up.
Set inside a restored private mansion that was once enclosed by Tbilisi’s citadel walls, the hotel has 17 rooms arranged over three levels, all facing onto a shared courtyard with frilly blue fretwork and a restaurant-bar, Blue Fox, at its centre.
This property is one of just three Design Hotels members in Tbilisi. The interior perfectly blends old-world Tbilisi glamour and mod-cons. In the lobby, pressed tiles and colourful Caucasian carpets compliment a beautiful arrangement of modern artworks taken from the owner’s private collection.
Rooms feature upcycled wood furniture, more carpets, raked ceilings and wainscotting – and best of all, hand-painted murals by Georgian artist Musya Qeburia. Each room’s painting is unique and depicts a character from Old Tbilisi’s Silk Road days or Georgian history.
4. Bazzar Boutique Hotel

The area off Rustaveli Avenue near the new Orbeliani Bazaar and refurbished Atoneli Street is a historic part of Tbilisi that’s undergone many changes in recent years. Bazzar Hotel is a welcome addition to the new dining and nightlife precinct.
Each of the 20 guest rooms features a loud-and-proud design that doesn’t pull any punches: From candy striped bathroom tiles to hot pink plush carpet and Art Deco light fittings.
The location is ideal for walking to Old Tbilisi, the Dry Bridge Market and across the river to Chugureti. The hotel’s onsite restaurant-bar is highly regarded.
5. Unfound Door Design Hotel
- Address: 111 Davit Aghmashenebeli Ave (Chugureti)
- Closest metro: Marjanishvili (350 m)
Number 111 Aghmashenebeli Avenue boasts one of the most handsome painted entryways in all of Tbilisi. In 2020, the old mansion house was restored and reopened as a boutique hotel, keeping a precious piece of Tbilisi history alive for years to come.
Unfound Door Design Hotel has six rooms (and counting, with a new floor set to open soon), each with a private balcony or garden view. The combination of original parquet floors, antique furniture and contemporary artwork is pure Tbilisi.
Guests get access to the typical Tbilisi shushabandi hallway overlooking the courtyard and a beautiful city view, while a complimentary breakfast is served downstairs in the Unfound Door Restaurant. I highly recommend eating dinner here, too – the food and cocktails are both exceptional.
I have stayed at Unfound Door twice and absolutely adore this property!
The location in Chugureti – close to Saarbrucken Square, the Dry Bridge Market, Fabrika and the Old Town – is perfect for first-time visitors.
6. The 10
- Address: 10 Zurab Zhvania St (Mtatsminda)
- Closest metro: Liberty Square (600 m)
Part boutique hotel, part restaurant, The 10 (formerly Z 10) offers a handful of generously proportioned, self-contained suites. The design is another artful balance between historic Tbilisi chic and contemporary elegance, set against a backdrop of exposed brick courtesy of the 1889-built house.
The acclaimed onsite restaurant, Z 10, serves Georgian European cuisine in an intimate courtyard. The Mtatsminda location is convenient to both Vera and Sololaki/Old Tbilisi, which can be reached on foot via Rustaveli Avenue.
7. G.Vino City Wine Hotel
- Address: 82 Dimitri Uznadze St (Chugureti)
- Closest metro: Marjanishvili (950 m)
Great interior design and great wine are two things Tbilisi does particularly well. G.Vino City Wine Hotel combines both for a totally unique accommodation experience in the heart of the city.
Brought to us by the owners of G.Vino, one of the most popular wine bars in Tbilisi, rooms designed by Zviad Surguladze are as upbeat and full-bodied as a good amber, with rich colours and luscious textures. High ceilings give you room to breathe.
Your next glass is always within easy reach thanks to the onsite Garden Bar. Some of Tbilisi’s best new restaurants are within walking distance, as is historic Aghmashenebeli Avenue and the heart of Old Tbilisi.
8. Writers’ House Residency
- Address: 13 Ivane Machabeli St (Sololaki)
- Closest metro: Liberty Square (600 m)
Built in 1903-1905 for philanthropist and brandy baron David Sarajishvili, the Writers’ House of Georgia is one of Tbilisi’s most important buildings. After reopening to the public in 2008, a series of guest rooms were added in 2017 to accommodate visiting authors and translators alongside two museums and event spaces.
The five Writers’ House Residency suites are now open to the public. Each is named after a writer with a connection to the city: The Alexandre Dumas, Nizami Ganjavi, Boris Pasternak, Marjory and Oliver Wardrop, and John Steinbeck rooms each have their own design and antique pieces.
Downstairs, courtyard Cafe Littera is one of the nicest outdoor restaurants in Tbilisi and the perfect place from which to admire the building’s Art Nouveau flourishes and rare Villeroy & Boch Company floor tiles.
9. Stamba Hotel
- Address: 14 Merab Kostava St (Vera)
- Closest metro: Rustaveli (230 m)
Stamba is always cited among Tbilisi’s best hotels, and for good reason. Located inside a restored printing press at the junction of Rustaveli and Vera district, the building is popular not just for its accommodations but also for its cafes, bars, restaurants and gift shops on the lower levels.
The meticulously designed rooms at Stamba are more than a cut above average, with floating brass bathtubs, antique kilims, exposed brick walls and original artworks.
Both the Aviator and Terrace rooms are finished with all the mod cons including La Marzocco coffee machines, and floor-to-ceiling windows for natural light.
10. Museum Hotel Orbeliani
- Address: 8-10 Vakhtang Orbeliani St (off Rustaveli Ave)
- Closest metro: Liberty Square (800 m)
Museum Hotel occupies another historic residence in Tbilisi, this time belonging to the noble Orbeliani family. Tucked away beneath the Dry Bridge walking distance from Rustaveli Avenue, it has both a central location and great views from the rooftop bar.
Rooms epitomise modern luxury: Velvet curtains, antique rugs, peacock-and-palm-tree wallpaper. The larger terrace rooms have private balconies.
11. IOTA Hotel Tbilisi
- Address: 10 Mikheil Lermontovi St (Sololaki)
- Closest metro: Liberty Square (400 m)
Five-star IOTA is definitely on the larger side with 90 guest rooms. But despite the scale, it still manages to pull off a boutique feel with its award-winning design.
Rooms in shades of graphite with popping colour accents are cool and collected, while the common lounges, bar and wine cellar are cosy and comfortable. The highlight is the internal courtyard, clad with living walls for a hint of greenery from every window. A huge rooftop terrace and state-of-the-art gym round out the property.
IOTA’s Sololaki address is ideal for sightseeing, restaurants and nightlife.
12. Vinotel Boutique Hotel
- Address: 4 Elene Akvhlediani Agmarti (Avlabari)
- Closest metro: Avlabari (900 m)
Set inside a historic house on the Left Bank directly across the river from the Public Service Hall ‘Mushroom Building’, Vinotel is just a short stroll away from Freedom Square and the Old Town via Baratashvili Bridge. You’ll feel as if you’ve stepped into another dimension of old-world elegance as soon as you cross the threshold.
Each of the 13 rooms has its charms: The Luxury Hamam Suite with a private steam sauna and antique French fireplace is the obvious highlight. Even the more modest single and double rooms are packed with character, feature wood panelling, mansard ceilings and aged oak furniture. The views of the Old City and river are hard to top.
Downstairs, the arched brick wine cellar is a treasure trove of natural wines from small artisan vineyards, while the onsite restaurant serves Georgian-European cuisine to accompany.
13. Octava Boutique Hotel
- Address: 14 Shota Rustaveli Ave
- Closest metro: Liberty Square (550 m)
Second-floor wrought iron balconies overlooking Rustaveli Avenue and antique tiled fireplaces are both highlights of Octava, one of the most centrally located boutique hotels on this list.
Each of the eight rooms is minimally decorated and flooded with natural light.
14. Shota @ Rustaveli Boutique Hotel
- Address: 1 Taras Shevchenko St (Mtatsminda)
- Closest metro: Liberty Square (500 m)
It’s not easy to find such spacious rooms so close to the centre of Tbilisi. The 38 suites at Shota @ Rustaveli give guests the luxury of space with their white walls and open bathrooms. Bold graphic wall prints of the main man himself, Georgian poet Shota Rustaveli, and natural hardwood finishings give the hotel a warm, welcoming feel.
Common spaces include a restaurant, indoor pool and sauna. The lobby features a small shop with artisanal food products and souvenirs from social enterprise Qedeli Community.
